Although searching for a property which you really like can be very time consuming and draining, if undertaken on your own, it is still only the very first step in a long process, before you get the keys and move in! Let's consider what you would have to do if you were working on your own, without a real estate professional. You would first have to either find houses on the internet, in ads, or by driving around and then contact different Listing Brokers (or Sellers) to make arrangements to view each property. Having found a house you really like, you then have to make an offer on an official real estate contract, which often requires much negotiation back and forth to reach a price you are willing to pay and one for which the Seller is willing to sell. Once the offer is accepted by both parties, the timeline starts for you, the Buyer, to have all your contractual conditions met (such as financing, home inspection, pest inspection, appraisal, survey etc.). There are many parties involved in the process and you would have to make sure that each party is doing his job by the required time, or there can be delays, or worse, the contract can fall through.
When you work through a Realtor, everything is handled for you from start to finish. You won't have to deal with several people and a good agent will also know which houses are not suitable for your criteria, saving you from viewing unsuitable homes. Agents are trained to know a property's value and to negotiate for you, so that you won't pay too much. A common misconception is that Buyers think that when they see a For Sale By Owner, that they will pay less for such a house because there are no agent's commissions involved. This is usually untrue because the reason that Sellers sell By Owner is to save the commissions for themselves, not to pass on to you. Very few people sell their houses for less than market value. Many times though, someone trying to sell their own house overvalues their home, because they often lack the knowledge and expertise to know what is really going on in the market and everyone is very attached to their home and has a tendency to overvalue it.
Agents will also ensure that all the various pieces of the puzzle are in place at the right time. They handle all the legal paperwork, co-ordinate the optional home inspection, pest inspection, appraisal and survey, in addition to liasing with your mortgage company.
