These agents cannot offer you advise, opinions, nor can they negotiate the best deal for you. They owe all fiduciary duties to their client, Mr. and Mrs. Seller. The listing agent and seller have a signed listing agreement setting the listing price and the commission. In the listing agreement it is already determined how much a buyer's agent will receive for bringing a qualified buyer who purchases the home, usually around 3% of sales price.
